By using the Website, or by making a payment through a payment link we send you, you agree to these Terms & Conditions, the Payments by Payment Link section and our Privacy Policy, all published on this page.

2. Use of the Website

The Website provides general information about Solanki Realty and our real estate developments.

• You must not use the Website for any unlawful, fraudulent, defamatory or harmful purpose.
• You must not attempt to gain unauthorised access to the Website, its servers or any connected system.
• You must be at least 18 years old to submit personal information through the Website.

3. Project information

Project details, visuals, floor plans, prices and timelines on the Website are for illustration only and may change without notice. They do not form part of any contract.

All sales of units are made under a signed Sale and Purchase Agreement (“SPA”) and in accordance with the regulations of the Dubai Land Department and the Real Estate Regulatory Agency. If anything on the Website conflicts with your SPA, your SPA prevails.

4. Payments

Payments cannot be made on this website. We accept card payments only through personal payment links that we generate and send to you by email, SMS or WhatsApp. These links open a secure payment page hosted by Network International. The Payments by Payment Link section below explains how payments, receipts and refunds work, and forms part of these Terms & Conditions.

5. Intellectual property

All content on the Website, including text, graphics, images, videos and logos, belongs to Solanki Real Estate Development L.L.C or its licensors and is protected by UAE copyright and trademark laws. You may not copy, reproduce, distribute or modify it without our prior written consent.

6. Third-party links

The Website may link to third-party websites, including the secure payment page hosted by Network International. We are not responsible for the content, security or privacy practices of websites we do not operate.

7. Limitation of liability

To the maximum extent permitted by UAE law, we are not liable for any loss, damage or expense arising from your use of, or inability to use, the Website. Nothing in these Terms limits any right you have under your SPA or under UAE law that cannot be excluded.

8. Changes to these Terms

We may update these Terms from time to time. The updated version takes effect when it is published on this page with a new “Last updated” date. Payments are governed by the version in force on the date you pay.

9. Governing law and disputes

These Terms are governed by the laws of the Emirate of Dubai and the federal laws of the United Arab Emirates. Any dispute is subject to the exclusive jurisdiction of the Courts of Dubai, unless your SPA provides otherwise.

10. Language

These Terms are published in English and Arabic. If the two versions differ, the English version prevails to the extent permitted by law.

Payments by Payment Link

1. How payments work

Payments cannot be made on this website. We accept card payments only through personal payment links that we generate and send to you by email, SMS or WhatsApp. These links open a secure payment page hosted by Network International. Payment links are used for amounts due to Solanki Realty under your Sale and Purchase Agreement (SPA), such as booking amounts and instalments.

The following cannot be paid through our payment links:

• Dubai Land Department registration fees
• Service charges

2. Accepted cards and currency

• We accept Visa and Mastercard credit and debit cards.
• All amounts are charged in UAE Dirhams (AED). The amount and currency shown on the payment page are the amount and currency on your receipt.
• If your card is issued outside the UAE, your bank may apply its own exchange rate or fees. These are set by your bank, not by us.

3. How payments are processed

• Payments are processed by Network International L.L.C through its secure N-Genius Online payment page, which meets the Payment Card Industry Data Security Standard (PCI DSS).
• You enter your card details only on that secure page. Solanki Realty never sees or stores your full card number or security code.
• Payment links are sent only from solankirealty@ngenius-payments.com. Each link is personal to you, shows the amount due and expires on the date stated in the email.
• We will never ask for your card number, security code or one-time password (OTP) by phone, email or WhatsApp. If anyone does, do not share them, and contact us at accounts@solankirealty.com.

4. Who can pay

• Payments must be made by the purchaser named in the SPA, or by another person we have approved in writing.
• The person paying must be at least 18 years old and authorised to use the card.
• Under UAE anti-money-laundering laws, we may ask for proof of identity or source of funds before accepting a payment. We may decline, or refund to the original card, any payment we cannot accept.
• We do not accept payments from, or for the benefit of, persons or countries subject to UAE, UN or OFAC sanctions.

5. Receipts

• After a successful payment, you will receive a payment confirmation by email from N-Genius Online.
• Our accounts team will also send you an official receipt within 7 days of your payment.
• Please keep a copy of your payment confirmations and receipts for your records.

6. Failed or duplicate payments

• If a payment fails, no amount is taken. You can try again using the same link while it is valid, within the number of attempts it allows.
• If you see a duplicate or incorrect charge on your statement, contact us at accounts@solankirealty.com or +971 56 107 7224 before contacting your bank. We will investigate and reply within 5 working days.

7. Refunds and cancellations

• Your right to a refund, and the amount refundable, are governed by your SPA and by the applicable laws and regulations of Dubai and the UAE.
• Approved refunds of card payments are made only to the card used for the original payment and never exceed the amount paid.
• Once we process a refund, it usually reaches your account within 5 to 7 working days, depending on your bank.
• We will send you a refund confirmation for every refund.
• To request a refund, email accounts@solankirealty.com with your name, unit number and the payment reference shown in your confirmation email.

8. Disputes and chargebacks

If you have a concern about a payment, please contact us first so we can resolve it quickly. Raising a chargeback with your bank does not change your obligations under your SPA.

Privacy Policy

1. Who we are

Solanki Real Estate Development L.L.C, trading as Solanki Realty, of 612 Business Avenue, Al Khabaisi, Dubai, United Arab Emirates, is responsible for the personal data described in this policy. We handle personal data in line with the UAE Personal Data Protection Law (Federal Decree-Law No. 45 of 2021).

2. Personal data we collect

When you contact us through the Website (for example, the Contact Us form): your name, email address, phone number, the project or unit you are interested in, and your message.

When you visit the Website: your IP address, browser and device type, pages visited and how you arrived, collected through cookies and similar tools (see section 6).

When you buy a unit from us: we collect identity and transaction documents required for the sale, such as passport, Emirates ID or visa copies, contact details and, where required, proof of source of funds. These are collected in person at our office or through your broker, never through the Website.

When you pay by payment link: your name, email address, phone number, the amount, the payment reference and the result of the payment. We receive only the card type and last four digits of your card. Your full card number and security code are entered on Network International’s secure payment page and are never seen or stored by us.

• Authorised external real estate brokers, only if you have agreed to this.
• Network International L.L.C, which processes card payments made through our payment links.
• Our service providers, who store or process data for us under our instructions: Google (Google Drive, Google Analytics), Microsoft (Microsoft 365), Meta (advertising measurement) and GoDaddy (website hosting).
• Government authorities and regulators, such as the Dubai Land Department, when the law requires it.
• Our banks, auditors and legal advisers, where needed for the purposes above.

We do not sell your personal data.

5. Where your data is stored

Enquiry and lead data is stored in Google Drive. Buyer documents are stored in Microsoft 365. Some of our service providers (Google, Microsoft, Meta and GoDaddy) may store or process data on servers outside the United Arab Emirates. Where this happens, we rely on these providers’ contractual and security safeguards, as permitted under UAE law.

6. Cookies and analytics

We use Google Analytics and the Meta Pixel to understand how the Website is used and to measure our advertising. These tools set cookies only if you accept them in our cookie banner. You can change your choice at any time through the cookie settings link at the bottom of the Website. Cookies that are strictly necessary for the Website to work do not need consent.

We limit access to personal data to staff and providers who need it, use password-protected and access-controlled systems, and never store card details. If a data breach is likely to affect your rights, we will notify you and the UAE Data Office as required by law.

9. Your rights

Under UAE law, you can ask us to:

• tell you what personal data we hold about you and give you a copy
• correct inaccurate data or complete incomplete data
• delete your data, where we are not required to keep it by law
• restrict or stop processing your data in certain cases
• transfer your data to another organisation, where technically possible
• stop sending you marketing, or withdraw any consent you gave, at any time

To make a request, email info@solankirealty.com. We may ask you to confirm your identity, and we will reply within 30 days. If you are not satisfied with our response, you can complain to the UAE Data Office.

10. Children

The Website is intended for adults. We do not knowingly collect personal data from anyone under 18.

11. Changes to this policy

We may update this policy from time to time. The latest version is always published on this page with its “Last updated” date.

2. استخدام الموقع

تفاصيل المشاريع والصور والمخططات والأسعار والجداول الزمنية المعروضة على الموقع هي لأغراض توضيحية فقط، وقد تتغير دون إشعار، ولا تشكّل جزءًا من أي عقد.

تتم جميع مبيعات الوحدات بموجب اتفاقية بيع وشراء موقّعة (“الاتفاقية”) ووفقًا لأنظمة دائرة الأراضي والأملاك ومؤسسة التنظيم العقاري في دبي. وفي حال وجود أي تعارض بين ما ورد في الموقع واتفاقيتك، تسود الاتفاقية.

لا يمكن إجراء أي دفعات من خلال هذا الموقع. نقبل الدفع بالبطاقات فقط من خلال روابط دفع شخصية نُنشئها ونرسلها إليك عبر البريد الإلكتروني أو الرسائل النصية أو واتساب، وتفتح هذه الروابط صفحة دفع آمنة تستضيفها شركة نتورك إنترناشيونال. ويوضّح قسم “الدفع عبر رابط الدفع” أدناه كيفية التعامل مع المدفوعات والإيصالات والمبالغ المستردة، ويُعدّ جزءًا من هذه الشروط والأحكام.

جميع محتويات الموقع، بما في ذلك النصوص والرسومات والصور ومقاطع الفيديو والشعارات، مملوكة لشركة سولنكي للتطوير العقاري ش.ذ.م.م أو للجهات المرخِّصة لها، ومحمية بموجب قوانين حقوق المؤلف والعلامات التجارية في دولة الإمارات. ولا يجوز نسخها أو إعادة إنتاجها أو توزيعها أو تعديلها دون موافقة خطية مسبقة منا.

9. القانون الواجب التطبيق وتسوية النزاعات

تخضع هذه الشروط لقوانين إمارة دبي والقوانين الاتحادية لدولة الإمارات العربية المتحدة، وتختص محاكم دبي حصريًا بالنظر في أي نزاع، ما لم تنص اتفاقيتك على خلاف ذلك.

تُنشر هذه الشروط باللغتين الإنجليزية والعربية، وفي حال وجود أي اختلاف بينهما، تسود النسخة الإنجليزية بالقدر الذي يسمح به القانون.

الدفع عبر رابط الدفع

1. آلية الدفع

لا يمكن إجراء أي دفعات من خلال هذا الموقع. نقبل الدفع بالبطاقات فقط من خلال روابط دفع شخصية نُنشئها ونرسلها إليك عبر البريد الإلكتروني أو الرسائل النصية أو واتساب، وتفتح هذه الروابط صفحة دفع آمنة تستضيفها شركة نتورك إنترناشيونال. وتُستخدم روابط الدفع لسداد المبالغ المستحقة لسولنكي بموجب اتفاقية البيع والشراء الخاصة بك، مثل مبالغ الحجز والأقساط.

لا يمكن سداد ما يلي من خلال روابط الدفع:

• رسوم التسجيل لدى دائرة الأراضي والأملاك في دبي
• رسوم الخدمات

2. البطاقات المقبولة والعملة

• نقبل بطاقات فيزا وماستركارد الائتمانية وبطاقات الخصم.
• تُحتسب جميع المبالغ بالدرهم الإماراتي، ويكون المبلغ والعملة الظاهران في صفحة الدفع هما نفسهما المذكورين في إيصالك.
• إذا كانت بطاقتك صادرة خارج دولة الإمارات، فقد يطبّق بنكك سعر صرف أو رسومًا خاصة به، ويحددها بنكك وليس نحن.

3. كيفية معالجة المدفوعات

• تتم معالجة المدفوعات من قِبل شركة نتورك إنترناشيونال ش.ذ.م.م عبر صفحة الدفع الآمنة N-Genius Online، المتوافقة مع معيار أمن بيانات صناعة بطاقات الدفع (PCI DSS).
• تُدخل بيانات بطاقتك في تلك الصفحة الآمنة فقط، ولا تطّلع سولنكي على رقم بطاقتك الكامل أو رمز الأمان ولا تحتفظ بهما.
• تُرسل روابط الدفع فقط من العنوان solankirealty@ngenius-payments.com، وكل رابط شخصي لك، ويُظهر المبلغ المستحق، وتنتهي صلاحيته في التاريخ المذكور في الرسالة.
• لن نطلب منك أبدًا رقم بطاقتك أو رمز الأمان أو كلمة المرور لمرة واحدة (OTP) عبر الهاتف أو البريد الإلكتروني أو واتساب. وإذا طلبها منك أي شخص، فلا تشاركها وتواصل معنا على accounts@solankirealty.com.

4. من يمكنه الدفع

• يجب أن تتم الدفعات من قِبل المشتري المذكور في الاتفاقية، أو من قِبل شخص آخر نوافق عليه كتابيًا.
• يجب ألا يقل عمر الشخص الذي يدفع عن 18 عامًا، وأن يكون مخوّلًا باستخدام البطاقة.
• بموجب قوانين مكافحة غسل الأموال في دولة الإمارات، يجوز لنا طلب إثبات الهوية أو مصدر الأموال قبل قبول أي دفعة، ويجوز لنا رفض أي دفعة لا يمكننا قبولها أو ردّها إلى البطاقة الأصلية.
• لا نقبل المدفوعات من أشخاص أو دول خاضعة لعقوبات دولة الإمارات أو الأمم المتحدة أو مكتب مراقبة الأصول الأجنبية (OFAC)، أو لصالحهم.

5. الإيصالات

• بعد نجاح الدفع، ستتلقى تأكيدًا بالدفع عبر البريد الإلكتروني من N-Genius Online.
• كما سيرسل إليك فريق الحسابات لدينا إيصالًا رسميًا خلال 7 أيام من تاريخ الدفع.
• يُرجى الاحتفاظ بنسخة من تأكيدات الدفع والإيصالات لسجلاتك.

6. الدفعات غير الناجحة أو المكررة

• إذا لم تنجح عملية الدفع، فلن يُخصم أي مبلغ، ويمكنك المحاولة مرة أخرى باستخدام الرابط نفسه طالما كان ساريًا وضمن عدد المحاولات المسموح به.
• إذا لاحظت خصمًا مكررًا أو غير صحيح في كشف حسابك، فيُرجى التواصل معنا على accounts@solankirealty.com أو ‎+971 56 107 7224 قبل التواصل مع بنكك، وسنتحقق من الأمر ونردّ عليك خلال 5 أيام عمل.

7. المبالغ المستردة والإلغاء

• يخضع حقك في استرداد أي مبلغ، وقيمة المبلغ القابل للاسترداد، لاتفاقية البيع والشراء الخاصة بك وللقوانين والأنظمة المعمول بها في دبي ودولة الإمارات.
• تُردّ المبالغ المعتمدة للمدفوعات بالبطاقة إلى البطاقة المستخدمة في الدفع الأصلي فقط، ولا تتجاوز المبلغ المدفوع.
• بعد معالجة الاسترداد، يصل المبلغ عادةً إلى حسابك خلال 5 إلى 7 أيام عمل، بحسب بنكك.
• سنرسل إليك تأكيدًا عن كل عملية استرداد.
• لطلب استرداد مبلغ، أرسل بريدًا إلكترونيًا إلى accounts@solankirealty.com متضمنًا اسمك ورقم الوحدة ومرجع الدفع الظاهر في رسالة التأكيد.

8. النزاعات والاعتراض على العمليات لدى البنك

إذا كان لديك أي استفسار أو اعتراض بشأن دفعة ما، فيُرجى التواصل معنا أولًا لنتمكن من حلّه سريعًا. ولا يغيّر تقديمك اعتراضًا لدى بنكك أيًّا من التزاماتك بموجب اتفاقيتك.

سياسة الخصوصية

تتولى سولنكي للتطوير العقاري ش.ذ.م.م، العاملة تحت الاسم التجاري Solanki Realty، وعنوانها 612 بزنس أفنيو، الخبيصي، دبي، الإمارات العربية المتحدة، مسؤولية البيانات الشخصية الموضحة في هذه السياسة. ونتعامل مع البيانات الشخصية وفقًا لقانون حماية البيانات الشخصية في دولة الإمارات (المرسوم بقانون اتحادي رقم 45 لسنة 2021).

2. البيانات الشخصية التي نجمعها

عند تواصلك معنا عبر الموقع (مثل نموذج “تواصل معنا”): اسمك وبريدك الإلكتروني ورقم هاتفك والمشروع أو الوحدة التي تهمك ورسالتك.

عند زيارتك للموقع: عنوان IP ونوع المتصفح والجهاز والصفحات التي زرتها وكيفية وصولك إلى الموقع، ويتم جمعها عبر ملفات تعريف الارتباط والأدوات المشابهة (انظر البند 6).

عند شرائك وحدة منا: نجمع مستندات الهوية والمعاملة اللازمة لإتمام البيع، مثل نسخ جواز السفر أو الهوية الإماراتية أو التأشيرة وبيانات التواصل، وإثبات مصدر الأموال عند الحاجة. ويتم جمعها شخصيًا في مكتبنا أو عن طريق الوسيط العقاري الخاص بك، ولا تُجمع أبدًا عبر الموقع.

عند الدفع عبر رابط الدفع: اسمك وبريدك الإلكتروني ورقم هاتفك والمبلغ ومرجع الدفع ونتيجة الدفع. ولا نتلقى سوى نوع البطاقة وآخر أربعة أرقام منها، إذ يُدخل رقم بطاقتك الكامل ورمز الأمان في صفحة الدفع الآمنة الخاصة بنتورك إنترناشيونال، ولا نطّلع عليهما ولا نحتفظ بهما.

4. الجهات التي نشارك بياناتك معها

• الوسطاء العقاريون الخارجيون المعتمدون، وذلك فقط إذا وافقت على ذلك.
• شركة نتورك إنترناشيونال ش.ذ.م.م، التي تعالج المدفوعات بالبطاقات عبر روابط الدفع الخاصة بنا.
• مزودو الخدمات لدينا، الذين يخزّنون البيانات أو يعالجونها نيابةً عنا ووفقًا لتعليماتنا: Google (Google Drive وGoogle Analytics)، وMicrosoft (Microsoft 365)، وMeta (قياس الإعلانات)، وGoDaddy (استضافة الموقع).
• الجهات الحكومية والتنظيمية، مثل دائرة الأراضي والأملاك في دبي، عندما يقتضي القانون ذلك.
• البنوك ومدققو الحسابات والمستشارون القانونيون، عند الحاجة للأغراض المذكورة أعلاه.

نحن لا نبيع بياناتك الشخصية.

5. أماكن تخزين بياناتك

تُخزّن بيانات الاستفسارات والعملاء المحتملين في Google Drive، وتُخزّن مستندات المشترين في Microsoft 365. وقد يقوم بعض مزودي الخدمات لدينا (Google وMicrosoft وMeta وGoDaddy) بتخزين البيانات أو معالجتها على خوادم خارج دولة الإمارات العربية المتحدة، وفي هذه الحالة نعتمد على الضمانات التعاقدية والأمنية لدى هؤلاء المزودين، وفقًا لما يسمح به قانون دولة الإمارات.

6. ملفات تعريف الارتباط والتحليلات

نستخدم Google Analytics وMeta Pixel لفهم كيفية استخدام الموقع وقياس أداء إعلاناتنا. ولا تُفعَّل ملفات تعريف الارتباط الخاصة بهذه الأدوات إلا إذا قبلتها عبر إشعار ملفات تعريف الارتباط، ويمكنك تغيير اختيارك في أي وقت عبر رابط إعدادات ملفات تعريف الارتباط أسفل الموقع. أما ملفات تعريف الارتباط الضرورية لعمل الموقع فلا تتطلب موافقة.

نقصر الوصول إلى البيانات الشخصية على الموظفين ومزودي الخدمات الذين يحتاجون إليها، ونستخدم أنظمة محمية بكلمات مرور وصلاحيات وصول، ولا نحتفظ أبدًا ببيانات البطاقات. وإذا وقع خرق للبيانات يُرجّح أن يؤثر على حقوقك، فسنُخطرك ونُخطر مكتب البيانات الإماراتي وفقًا لما يقتضيه القانون.

9. حقوقك

بموجب قانون دولة الإمارات، يحق لك أن تطلب منا:

• إعلامك بالبيانات الشخصية التي نحتفظ بها عنك وتزويدك بنسخة منها
• تصحيح البيانات غير الدقيقة أو استكمال البيانات الناقصة
• حذف بياناتك، ما لم نكن ملزمين قانونًا بالاحتفاظ بها
• تقييد معالجة بياناتك أو إيقافها في حالات معينة
• نقل بياناتك إلى جهة أخرى، متى كان ذلك ممكنًا تقنيًا
• التوقف عن إرسال الرسائل التسويقية إليك، أو سحب أي موافقة قدمتها، في أي وقت

لتقديم طلب، أرسل بريدًا إلكترونيًا إلى info@solankirealty.com. وقد نطلب منك تأكيد هويتك، وسنرد عليك خلال 30 يومًا. وإذا لم تكن راضيًا عن ردّنا، يمكنك تقديم شكوى إلى مكتب البيانات الإماراتي.

10. الأطفال

الموقع مخصص للبالغين، ولا نجمع عن علم أي بيانات شخصية من أشخاص دون سن 18 عامًا.

11. التعديلات على هذه السياسة

يجوز لنا تحديث هذه السياسة من وقت لآخر، وتُنشر أحدث نسخة دائمًا في هذه الصفحة مع تاريخ “آخر تحديث”.
